Can a convenience store stay open while its replacement is built?

Yes, with deliberate phasing. Here the new 5,200 sf store was built on the same site while the original kept trading, operations transitioned directly into the new building, and only then was the old store demolished to make room for the new fuel island and canopy. Site planning had to keep customer and service access working the whole time.

This 5,200-square-foot store replaced an existing convenience store with a larger, modern facility, and the phasing is what made it work. The original store stayed open and operating while the new building went up on the same site. Only once the new facility was complete and running was the old store demolished, clearing the way for the new double-stacked fuel island and canopy that complete the site today. Architecturally the building introduces a fresh expression while keeping the Oasis brand recognizable. A layered facade combines dark horizontal siding, corrugated metal, stone veneer, large storefront glazing, and projecting blue canopies, with varied parapet heights and a stone-clad entrance element giving the building a clear street presence. Glazing brings daylight deep into the sales floor, and the exterior palette carries inside through stone, corrugated metal, warm wood, polished concrete, and exposed structure. A stone fireplace and seating area give customers a reason to stay, which is not what a convenience store usually offers. Behind the sales floor, walk-in refrigeration, electrical equipment, and storage sit in an efficient service layout, a standby generator keeps the store running through outages, and dark integral-color concrete at exterior service areas keeps oil and equipment staining from showing. Accessible parking, routes, entrances, and restrooms are incorporated throughout.
